Leaseback Agreement

A Leaseback Agreement (also called a Sale-Leaseback) is a financial arrangement where an owner sells an asset, usually real estate, equipment, or infrastructure, to an investor or financing company, and then leases it back for continued use.

In a leaseback, the seller becomes the tenant. The buyer (often a real estate investor or fund) becomes the landlord. This lets the original owner get cash from the sale while still using the property or equipment to run their business.

Example:
A hospital system sells a building to a real estate investment trust (REIT) for $50 million. The hospital signs a 20-year lease to keep operating in that same building. The REIT collects rent; the hospital gets liquidity for expansion or debt repayment.
